HannaLWE was the exclusive agent for 370 Southpointe Boulevard, a 65,637 SF, five-story, state-of-the-art office building on 5.71 acres in Southpointe that sold on September 9, 2021 for $8,444,000 ($128.65/SF). This building was built in 2000 as the global headquarters for Solutions Consulting and was designed for its owner / user occupant.  The building was extremely unique, having such amenities as a three-story window wall in its conference room overlooking the Southpointe Country Club, high-end finishes such as polished granite floors, wood-paneled walls, and coffered ceilings. When first built, it was awarded the “MBA Building Excellence Award” by Master Builders Association. The ultimate challenge in this transaction was to find a single occupant for the mostly vacant building during an office market downturn due to Covid.  HannaLWE identified Nokomis, an electronic device manufacturing company that was growing and looking to consolidate its operations from two distant locations throughout Pittsburgh.  Nokomis’ expertise is in the development and manufacturing of sensitive electromagnetic sensors.  Their products are utilized for cyber intrusion detection, electronic device health monitoring, and domestic and military threat tracking. The result – an ideal owner-user paying top price for a mostly vacant building and closing within eight months of securing the listing.
